Welcome to Matruhi Real Estate (“Matruhi,” “we,” “us,” or “our”), accessible at matruhi-realestate.com. These Terms and Conditions (“Terms”) govern your access to and use of our website and services, including property buying, selling, renting, brokerage, and land/plot investment assistance offered across India.
By accessing or using our website, submitting an enquiry, or making any payment to us, you agree to be bound by these Terms. If you do not agree, please do not use our website or services.
1. About Our Services
Matruhi is a real estate services platform based in Ahmedabad, Gujarat, India. We assist users in:
- Buying residential, commercial, and land/plot properties
- Selling residential, commercial, and land/plot properties
- Renting out properties (landlords/owners)
- Finding rental properties (tenants)
- Connecting with brokers and facilitating brokerage services
We act as an intermediary/facilitator connecting buyers, sellers, tenants, landlords, and brokers. We are not a party to any final sale, purchase, or rental agreement/transaction entered into between users, and we do not guarantee the outcome of any property transaction.
2. Eligibility
You must be at least 18 years old and legally capable of entering into a binding contract under the Indian Contract Act, 1872, to use our services. By using this website, you confirm that you meet this requirement.
3. Enquiry Submission and Service Fee
3.1 Users seeking to buy a property may submit their requirements through our enquiry form, specifying property type, budget, location, and other preferences.
3.2 To process and fulfil a buying enquiry, a fixed, non-refundable service/processing fee of ₹500 (Indian Rupees Five Hundred only) is payable at the time of submitting the enquiry, via our secure online payment gateway (Razorpay).
3.3 This fee covers the cost of processing your enquiry, searching for matching properties, and connecting you with relevant listings, owners, and/or brokers. It is not a booking amount, token amount, brokerage fee, or advance towards any property transaction, and does not guarantee that a suitable property will be found or that any transaction will be concluded.
3.4 Separate brokerage fees, commissions, or charges (if applicable) for a completed transaction will be communicated and agreed upon separately, and are not covered by this enquiry fee.
3.5 All payments are processed through third-party payment gateways. We do not store your card, UPI, or net-banking credentials; these are handled directly by our payment processing partner in accordance with applicable RBI guidelines.
4. Refund Policy
4.1 The ₹500 enquiry fee is strictly non-refundable once paid, as it covers the cost of processing your request, irrespective of whether a matching property is found or whether you proceed with any transaction.
4.2 In case of a genuine duplicate payment or a technical error resulting in incorrect/failed charge, please contact us within 7 days at info@matruhi.gmail.com with proof of payment, and we will investigate and process an eligible refund at our discretion.
5. User Obligations
You agree to:
- Provide accurate, current, and complete information in any enquiry, listing, or form submitted to us
- Use the website only for lawful purposes related to genuine property transactions
- Not misuse, copy, scrape, or misrepresent property listings or user/broker contact details shared with you
- Not impersonate any person or entity, or submit fraudulent enquiries or listings
- Independently verify property title, ownership, legal status, and documentation before entering into any transaction
We reserve the right to reject, suspend, or cancel any enquiry or listing that we believe is fraudulent, inaccurate, or in violation of these Terms.
6. Property Listings and Information Disclaimer
6.1 While we make reasonable efforts to verify basic details of listed properties, we do not independently guarantee or warrant the accuracy, completeness, legal title, ownership status, or condition of any property listed or shared through our platform.
6.2 Users are strongly advised to conduct independent due diligence, including legal verification of title deeds, encumbrance certificates, approvals, and other documentation, ideally through a qualified lawyer, before making any payment or entering into any agreement for a property.
6.3 Matruhi does not act as a valuer, legal advisor, or financial advisor. Any information provided on the website or by our team is for general guidance only and should not be treated as professional legal, financial, or investment advice.
7. Role of Brokers and Third Parties
7.1 We may connect you with independent third-party brokers, property owners, developers, or other users to facilitate your enquiry. Such brokers/third parties are independent and not our employees or agents.
7.2 We are not responsible or liable for any acts, omissions, representations, misconduct, or disputes arising between you and any broker, owner, tenant, buyer, seller, or other third party introduced through our platform.
7.3 Any transaction, negotiation, or agreement you enter into with a third party is entirely at your own risk and discretion.
8. Limitation of Liability
To the maximum extent permitted under applicable law:
8.1 Matruhi shall not be liable for any indirect, incidental, consequential, or special damages, including loss of profit, loss of opportunity, or loss arising from reliance on property information, arising out of your use of our website or services.
8.2 Our total liability, if any, arising from your use of our services shall not exceed the amount of fees actually paid by you to us for the relevant enquiry.
8.3 We do not guarantee uninterrupted or error-free access to the website and are not liable for losses arising from technical failures, downtime, or third-party payment gateway issues.
9. Intellectual Property
All content on this website, including text, logos, graphics, and design, is the property of Matruhi Real Estate unless otherwise stated, and may not be copied, reproduced, or used without our prior written consent.
10. Termination
We reserve the right to suspend or terminate your access to our website or services at our discretion, without notice, in cases of suspected fraud, misuse, or breach of these Terms.
11. Governing Law and Jurisdiction
These Terms shall be governed by and construed in accordance with the laws of India. Any disputes arising out of or in connection with these Terms or our services shall be subject to the exclusive jurisdiction of the courts at Ahmedabad, Gujarat, India.

We may update these Terms from time to time. Any changes will be posted on this page with a revised “Last Updated” date. Continued use of the website after such changes constitutes your acceptance of the updated Terms.
